NOTICE OF PUBLIC HEARING


NOTICE IS HEREBY GIVEN THAT A PUBLIC HEARING WILL BE HELD BEFORE THE CITY OF TORRANCE PLANNING COMMISSION AT 7:00 P.M., SEPTEMBER 2, 2015 IN THE CITY COUNCIL CHAMBERS OF CITY HALL, 3031 TORRANCE BOULEVARD, TORRANCE, CALIFORNIA, ON THE FOLLOWING MATTERS:

PRE13-00013, CUP13-00029, DIV13-00007: Petition of LARRY PEHA (NOLA PROPERTIES, LLC) for approval of a Precise Plan of Development and Conditional Use Permit to allow the construction of an eight unit apartment complex in two separate buildings, in conjunction with a Division of Lot to merge two lots into one, on properties located within the Hillside Overlay District in the R-3 Zone at 147-151 Paseo de la Concha.  This project is Categorically Exempt from CEQA per Guidelines Sections 15332 - In-Fill Development and 15315 - Minor Land Divisions.


PRE15-00004: Petition of BIZHAN KHALEELI (MOHAMAD CHAHINE) for approval of a Precise Plan of Development to allow the construction of a new two-story single family residence with rooftop deck on property located within the Hillside Overlay District in the R-1 Zone at 5505 Riviera Way. This project is Categorically Exempt from CEQA per Guidelines Section 15303 - New Construction. 


PRE15-00010: Petition of BEN AGARWAL (MONICA KHURANA) for approval of a Precise Plan of Development to allow the construction of a three-unit apartment development on property located within the Hillside Overlay District in the R3-PP Zone at 2602 Pacific Coast Highway. This project is Categorically Exempt from CEQA per Guidelines Section 15303 - New Construction.


CUP15-00015, DIV15-00007: Petition of RIAD ITANI (MOHAMMAD YOUSEF) for approval of a Conditional Use Permit to allow a two-unit residential condominium development, in conjunction with a Division of Lot for condominium purposes on property located in the R-2 Zone at 18545 Amie Avenue. This project is Categorically Exempt from CEQA per Guidelines Section 15303 - New Construction.


CUP15-00013: Petition of NATHAN BATTLE (DINO CRESCENTINI) for approval of a Conditional Use Permit to allow the operation of an exotic car hobby facility at an existing warehouse building and to allow a mezzanine addition on property located in the M-2 Zone at 20405 Gramercy Place. This project is Categorically Exempt from CEQA per Guidelines Section 15301 - Existing Facilities.

If you challenge any of the above matters in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Community Development Department or the office of the City Clerk, prior to the public hearing and further, by the terms of Resolution No. 88-19, you may be limited to ninety (90) days in which to commence such legal action pursuant to Section 1094.6 of the Code of Civil Procedure.
