NOTICE OF PUBLIC HEARING


NOTICE IS HEREBY GIVEN THAT A PUBLIC HEARING WILL BE HELD BEFORE THE CITY OF TORRANCE PLANNING COMMISSION AT 7:00 P.M., MAY 4, 2016 IN THE CITY COUNCIL CHAMBERS OF CITY HALL, 3031 TORRANCE BOULEVARD, TORRANCE, CALIFORNIA, ON THE FOLLOWING MATTERS:

 

MOD16-00004, WAV16-00004: Petition of LANE DESIGN BUILD (NICHOLAS AND JENNY YIAKAS) for approval of a Modification of a previously approved Precise Plan of Development (PRE78-39) to allow first and second story additions to an existing two-story single family residence, in conjunction with at Waiver of the average front yard setback, garage setback, side yard setback, and building height requirements, on property located within the Hillside Overlay District in the R-1 Zone at 925 Calle Miramar.  This project is Categorically Exempt from CEQA per Guidelines Sections 15305 - Minor Alterations.

 

CUP16-00003, MOD16-00003:  Petition of MICHAEL SONG (2455 SEPULVEDA LLC) for approval of a Modification of a previously approved Conditional Use Permit (CUP07-00020), in conjunction with approval of a Conditional Use Permit to allow a new one-story commercial building with new on-grade parking on property located in the M-2 Zone at 2435 Sepulveda Boulevard.  This project is Categorically Exempt from CEQA per Guideline Sections 15303- Existing Facilities and 15305 - Minor Alterations.

 

WAV16-00005:  Petition of CHARLES MCDONALD for approval of a Waiver of the side yard setback requirement, in conjunction with first and second story additions to an existing two-story single family residence, on property located in the R-1 Zone at 4621 Milne Drive.  This project is Categorically Exempt from CEQA per Guideline Sections 15305 - Minor Alterations.

 

DIV16-00001:  Petition of JIM TSENG for approval of a Division of Lot to allow a flag lot subdivision of one parcel into two parcels on property located in the R-1 Zone at 2338 239th Street.  This project is Categorically Exempt from CEQA per Guideline Sections 15315 - Minor Land Division.

 

If you challenge any of the above matters in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Community Development Department or the office of the City Clerk, prior to the public hearing and further, by the terms of Resolution No. 88-19, you may be limited to ninety (90) days in which to commence such legal action pursuant to Section 1094.6 of the Code of Civil Procedure.
