NOTICE OF PUBLIC HEARING

 

NOTICE IS HEREBY GIVEN THAT A PUBLIC HEARING WILL BE HELD BEFORE THE CITY OF TORRANCE PLANNING COMMISSION AT 7:00 P.M., DECEMBER 7, 2016 IN THE CITY COUNCIL CHAMBERS OF CITY HALL, 3031 TORRANCE BOULEVARD, TORRANCE, CALIFORNIA, ON THE FOLLOWING MATTERS:

 

CUP16-00015: Petition of DANIEL DIAZ (THE CALIFORNIA CREDIT UNION) for approval of a Conditional Use Permit to allow the operation of a restaurant with an outdoor seating area, within an existing commercial tenant space on property located in the H-PR Zone at 20016 Hawthorne Boulevard, Suite E. This project is Categorically Exempt from CEQA per Guidelines Sections 15301 - Existing Facilities.

CUP16-00023, CUP16-00010: Petition of BRAD AMMANN for approval of a Conditional Use Permit to allow the construction of a three-unit residential condominium development, in conjunction with a Division of Lot for condominium purposes, on property located in the R-3 Zone at 2444 Cabrillo Avenue. This project is Categorically Exempt from CEQA per Guidelines Sections 15303 - New Construction and 15315 - Minor Land Divisions.

CUP16-00029: Petition of ALEX CAMPBELL FOR RALPHS GROCERY COMPANY (BRIXMOR PROPERTY OWNER II, LLC) for approval of a Conditional Use Permit to allow on-site instructional tastings of alcoholic beverages via a Type-86 License in conjunction with an existing grocery store on property located in the C-5 Zone at 2909 Rolling Hills Road.  This project is Categorically Exempt from CEQA per Guidelines Section 15301 - Existing Facilities.

PCR16-00003: Petition of DAVID Cooley for approval of a Planning Commission Review to allow one story additions, in conjunction with interior and exterior renovations to an existing one-story single family residence on property located within the Torrance Tract Overlay in the R-3 Zone at 1337 Engracia Avenue.  This project is Categorically Exempt from CEQA per Guidelines Section 15301 - Existing Facilities. 

PRE16-00015: Petition of CYRUS SHARGH for approval of a Precise Plan of Development to allow one-story additions to an existing one-story single family residence on property located within the Hillside Overlay District in the R-1 Zone at 423 Camino de Encanto.  This project is Categorically Exempt from CEQA per Guidelines Section 15301 - Existing Facilities.

DIV16-00012, GPA16-00003, ZON16-00004 (EAS16-00006): Petition of CITY OF TORRANCE for adoption of a Mitigated Negative Declaration and for approval of a Lot Line Adjustment between La Paloma Park, and 4319 230th Street, in conjunction with a General Plan Amendment to maintain existing General Pan Designations of "Public/Quasi-Public/Open Space" and "Low-Density Residential" and a Zone Change to implement the respective correlating zones for modified parcel boundaries for residence surrounding the park and a Zone Change of La Paloma Park from R-1 to P-U (Public Use District), on properties in the R-1 Zone at La Paloma Park (APN:7528-021-124) and surrounding Single Family Residential parcels: 4319 230th St (7528-021-023), 4323 230th St (7528-021-024), 4327 230th st (7528-021-025), 4331 230th St (7528-021-026), 4335 230th St (7528-021-027), 22908 Anza Ave (7528-021-032), 22912 Anza Ave (7528-021-031), 22916 Anza Ave )728-021-030), 22920 Anza Ave (7528-021-029), and 22924 Anza Ave (7528-021-028), Torrance CA 90505.

Material can be review ed in the Community Development Department.  All persons interested in the above matter are requested to be present at the hearing or to submit their comments to the Community Development Department, City Hall, 3031 Torrance Boulevard, Torrance, CA 90503.

If you challenge any of the above matters in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Community Development Department or the office of the City Clerk, prior to the public hearing and further, by the terms of Resolution No. 88-19, you may be limited to ninety (90) days in which to commence such legal action pursuant to Section 1094.6 of the Code of Civil Procedure.
