NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN THAT A PUBLIC HEARING WILL BE HELD BEFORE THE CITY OF TORRANCE PLANNING COMMISSION AT 7:00 P.M., MARCH 1, 2017 IN THE CITY COUNCIL CHAMBERS OF CITY HALL, 3031 TORRANCE BOULEVARD, TORRANCE, CALIFORNIA, ON THE FOLLOWING MATTERS:
EXT17-00001: Petition of 24444 HAWTHORNE for approval of a Time Extension of a previously approved Division of Lot (DIV15-00001) to allow a subdivision for condominium purposes for a mixed-use development on property located in the H-WT Zone at 24444 Hawthorne Boulevard. This project is Categorically Exempt from CEQA per Guidelines Section 15315 - Minor Land Divisions.
PCR16-00004, CUP16-00034, WAV16-00014: Petition of DAVID DYLAN WHEELER for approval of a Planning Commission Review to allow the construction of a second residential unit above an existing detached garage, a Conditional Use Permit to allow an unenclosed parking space, and a Waiver of the side yard setback requirement on property located within the Torrance Tract Overlay in the R-2 Zone at 1011 Cota Avenue. This project is Categorically Exempt from CEQA per Guidelines Sections 15301 - Existing Facilities and 15305 - Minor Alterations.
MOD16-00012: Petition of STANTEC ARCHITECTURE INC (CITY OF TORRANCE) for approval of a Modification of two previously approved Conditional Use Permits (CUP72-60, CUP84-29) to allow a four-level parking structure at an existing automobile dealership on property located in the C-3 Zone at 3111 and 3131 Pacific Coast Highway. This project is Categorically Exempt from CEQA per Guidelines Section 15332 - In-Fill Development.
CUP17-00001: Petition of PACIFIC PLAZA PARTNERS, LLC for approval of a Conditional Use Permit to allow the operation of a take-out only restaurant on property located in the C-3 Zone at 2390 Crenshaw Boulevard, Unit F. This project is Categorically Exempt from CEQA per Guidelines Section 15301 - Existing Facilities.
PRE16-00017, WAV16-00013: Petition of GARY KUSSMAN for approval of a Precise Plan of Development to allow first and second story additions to an existing two-story single family residence, in conjunction with a Waiver of the rear yard and side yard setback requirements, on property located within the Hillside Overlay District in the R-1 Zone at 300 Calle Mayor. This project is Categorically Exempt from CEQA per Guidelines Sections 15301 - Existing Facilities and 15305 - Minor Alterations.
LUS17-00001: CITY OF TORRANCE (ACCESSORY DWELLING UNIT AMENDMENTS)
Planning Commission consideration of proposed amendments to Torrance Municipal Code Sections related to Secondary Dwelling unit development standards for all residentially zoned and single-family developed parcels within the City of Torrance as a result of California Legislative actions SB1069 and AB2299. This item is Statutorily Exempt from CEQA as provided by Public Resources Code Section 21080.17, because it is the adoption of an ordinance by a City to implement the provisions of Sections 65582.1, 66583.1, 65589.4, 65852.2 and 66412.2 of the Government Code, relating to land use.
Material can be reviewed in the Community Development Department. All persons interested in the above matter are requested to be present at the hearing or to submit their comments to the Community Development Department, City Hall, 3031 Torrance Boulevard, Torrance, CA 90503.
If you challenge any of the above matters in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Community Development Department or the office of the City Clerk, prior to the public hearing and further, by the terms of Resolution No. 88-19, you may be limited to ninety (90) days in which to commence such legal action pursuant to Section 1094.6 of the Code of Civil Procedure.
